Being left to nature for nearly a quarter of a century, the site is of great importance to its thriving wildlife.  Tree preservation orders are in place for a large number of trees on the site.  The Rugby Borough Council Tree Policy Action Plan seeks to increase the tree canopy in the area; tree coverage is already in the lowest 20% nationally.  Opposing this development will preserve all the benefits and character of this natural resource.

The proposed development will cause traffic, parking and access problems because the adjoining small estate, and only route into the site, cannot reasonably support the increased traffic.  The loss of existing parking may also mean that residents could have to start using pay and display facilities.

The adequacy of the drainage infrastructure is a key concern.  There are already significant drainage issues for some local residents, which may worsen.

The development of this site is not referenced in the Local Plan for Rugby.  The Local Plan Review, currently underway, proposes other sites for development, should there be a proven need for more housing in the area.
